All-cash home buyers continue to be fairly prevalent in the South Florida housing market.

The American housing market has seen a new trend this year: more buyers are wielding cash instead of relying on mortgages. As of January 2024, a whopping 32% of home purchases were made by all-cash buyers, according to the National Association of Realtors® (NAR). This marks the highest proportion of all-cash buyers since 2014. So what is causing this surge in all-cash home buyers? We discuss below.

Reasons for the surge in all-cash home buyers

  • Growing equity held by home buyers: Thanks to rising home prices in recent years, many sellers are pocketing significant profits when they unload their properties. This windfall allows them to bypass the mortgage process entirely when purchasing their next home. For example, a much larger share of repeat buyers (26%) are opting for all-cash compared to first-time buyers (only 6%).
  • Investors and vacation home buyers: This segment of the home buyer market often has the available funds to make a quick purchase without the need for financing.
  • The allure of all-cash offers for sellers: Given the persistently tight inventory of homes for sale, home buying is still quite competitive in certain markets. This can result in multiple offer situations for a single property for sale. All-cash home buyers hold a distinct advantage in these circumstances since they tend to not have any contingencies with their offers. As a result, many sellers may often accept a lower sales price for this peace of mind.


Looking ahead, experts predict that all-cash buyers are likely to remain a significant force in the market. Limited housing inventory and continued high demand are expected to keep prices climbing, further bolstering the equity position of existing homeowners who may then transition into the cash buyer pool.

While the rise of all-cash buyers presents hurdles for some, it’s a trend worth watching as it continues to reshape the landscape of the American housing market.
