Next to the kitchen, the bathroom is the most remodeled room in the home. With home prices skyrocketing over the past two years, many homeowners have opted to remodel as opposed to moving. Although personal preferences and needs should take priority in any remodeling decisions, resale value should also be considered. Regardless of your time horizon in your home, future resale value should always be considered when embarking on any renovation project. A common question asked by homeowners is whether or not they should remove a bathtub and/or replace it with a shower.

What buyers want

Bathroom remodeling trends in recent years have focused on removing the bathtub entirely and supersizing the shower. However, this may actually hurt a home’s resale value depending on the type of buyers you will likely be trying to attract. A recent survey called What Home Buyers Really Want, 2021 Edition by the National Association of Home Builders sought out to determine what exactly first-time home buyers wanted and did not want. The results were as follows:

  • 42% called a home with both a shower stall and a bathtub in the primary bathroom as desirable
  • 30% called a home with both a shower stall and a bathtub in the primary bathroom as essential
  • 37% considered a whirlpool tub in the primary bath as desirable
  • 22% considered a whirlpool tub in the primary bath as essential
  • 43% considered a double vanity in the primary bath as desirable
  • 25% considered a double vanity in the primary bath as essential

Summary

Among first-time home buyers, a shower-bathtub combo was the highest ranked item among the 18 bathroom features included in this survey. Needless to say, if you are considering remodeling your bathroom and it is in the price range and area that would likely be appealing to a first-time home buyer, it is important that you keep these results in mind. Although your family’s personal needs and preferences should take priority, a home’s resale value should always be considered prior to undertaking any renovation project.
