For example, here in South Florida, an oceanfront condo may receive more interest during the winter months when more seasonal residents are here. Alternatively, a single-family home located in a good school zone may garner the most interest in the spring or early summer months.

ATTOM, a leading curator of land, property, and real estate data recently released their annual analysis of the best days of the year to sell a home. This report is based on home sale data over the past 13 years and analyzed over 59 million single-family home and condo sales from 2011 to 2023. We discuss below.

Best time to sell your home

As for the months of the year that offer the best premiums, they are:

  • May = +13.1% above market value
  • February = +12.8% above market value
  • April = +12.5% above market value

As for the top 10 days of the year to sell your home, they are:

  • May 27th = +16.2% above market value
  • February 25th = +15.9% above market value
  • February 17th = +15.8% above market value
  • February 15th = +15.7% above market value
  • February 22nd = +15.5% above market value
  • May 25th = +15.4% above market value
  • March 30th = +15.2% above market value
  • March 25th = +15.1% above market value
  • February 28th = +15% above market value
  • February 24th = +15% above market value


While timing is crucial, remember that other factors influence your home’s selling success:

  • Market conditions: Research your local market trends to understand current buyer demand and pricing.
  • Home presentation: Ensure your property is clean, staged, and well-maintained to attract buyers.
  • Pricing strategy: Work with a real estate agent to determine a competitive listing price that reflects your home’s value.

ATTOM’s analysis also highlights the importance of avoiding certain days. Major holidays like New Year’s Day, Independence Day, and Christmas unsurprisingly see minimal sales activity, making them less than ideal times to list your property.
