Master planned communities are a form of development envisioned and delivered as a self-contained, unified community, with clear boundaries and a full range of land uses, employment opportunities, public facilities and services. Frequently associated with retirees, these communities offer essentially all of the basic needs of living within a short walk or even golf cart ride. These communities are typically designed and developed by a single entity resulting in a consistent theme throughout the community.

In addition to offering the convenience of having most of your basic living needs centralized in one location, master planned communities are also known for their social benefits. With plenty of organized activities and other opportunities to socialize with your neighbors, these communities have increased in popularity over recent years.

Florida leading the way in top-selling master planned communities

According to a year-end report by RCLCO Real Estate Consulting, Florida is home to 15 of the top-selling master planned communities in the nation. This ranking is based on the number of new home sales per community. Not surprisingly, the top spot in the nation went to The Villages community located in central Florida. Lakewood Ranch located in Sarasota, FL came in at the #2 spot. Overall, sales in the 50 top-selling master planned communities grew by a modest 5% last year as compared to 2020. As for other master planned communities in The Sunshine State ranking in the top 50, they were as follows:

  • #24. Ave Maria: Ave Maria, FL

  • #36. eTown: Jacksonville, FL
