Florida home sales continued their steady rise in April 2026.

Florida’s housing market delivered another month of year-over-year growth in April 2026, marking the eighth consecutive month of closed sales gains. Both single-family homes and condos/townhouses posted solid increases, with condos and townhouses leading the way, according to the latest data from Florida Realtors® Research Department.

Florida Home Sales Momentum Builds Sustainably

The latest figures show buyers and sellers are finding common ground as the market continues to normalize.

“Florida’s housing market continues to show sustainable momentum, with more buyers and sellers finding opportunities that make sense for their personal goals,” said 2026 Florida Realtors President Chuck Bonfiglio. “We’re seeing encouraging activity across the market — especially with pending sales rising in both segments — a sign that consumers are continuing to move forward.”

Florida Home Sales: April 2026 Key Statistics at a Glance

  • Single-family closed sales: 24,129 units, a 2.4% increase compared to April 2025.
  • Condo and townhouse closed sales: 9,309 units, up 6.9% year-over-year.
  • Median single-family home price: $420,000, up 1.8% from the previous year.
  • Median condo and townhouse price: $315,000 (held steady year-over-year).

Pending sales, a strong forward-looking indicator, showed even stronger gains:

  • Single-family pending sales rose 8%.
  • Condo and townhouse pending sales jumped 14.7%.

These pending numbers, which typically lead closings by one to two months, suggest continued strength heading into May and June. Single-family pending sales more than doubled the gains recorded in the prior two months.

Inventory Trends and Market Balance

Active inventory declined year-over-year in both market segments, helping support price stability. Single-family homes now sit at 4.7 months of supply, while condos and townhouses have 8.9 months of supply. This modest improvement in inventory is helping the market move toward a healthier balance after years of tight supply and rapid price appreciation.

Florida Realtors Chief Economist Dr. Brad O’Connor noted that April’s results reflect a market that is steadily normalizing: “After years of tight inventory and rapid price growth, we’re seeing more sustainable activity that benefits both buyers and sellers.”

What This Means for Buyers and Sellers in 2026

The combination of rising closed sales, strong pending activity, and moderating inventory creates a more predictable environment. Buyers have slightly more options than in previous years, while sellers continue to benefit from solid median prices and relatively quick movement in desirable areas.

Condo and townhouse segments are particularly active, showing the strongest year-over-year growth in both sales and pending contracts. This could appeal to retirees, second-home buyers, and investors looking for lower-maintenance properties.

Summary

With pending sales accelerating, Florida’s housing market appears poised for steady growth through the spring and early summer months. The data points to a resilient market where transactions are increasing without the extreme price spikes seen in prior years.

Whether you’re considering buying your first Florida home, selling an investment property, or relocating, the current trends suggest a window of opportunity grounded in sustainable market dynamics.
