Home Down Payments Reach Record High in 2024

Down payments
Down payments for home purchases reached a record high in 2024.

Homebuyers put more money down than ever before in 2024, according to a new report from Realtor.com®. The data shows that down payments have surged to record highs, signaling a major shift in who is buying homes—and how much they’re putting on the table.

Median Down Payments Hit Historic Levels

In Q4 2024, the median down payment on a primary residence reached $30,250, a significant increase from $24,000 in Q4 2021. When viewed as a percentage of the purchase price, the typical down payment rose to 14.4%, compared to 12.7% three years earlier.

These numbers follow a peak earlier in the year. In Q2 2024, down payments hit their all-time high: $32,700, or 15.1% of the purchase price. While the fourth quarter saw a slight dip, down payments remain elevated by historical standards.

Why Down Payments Are Rising

Several key factors are driving the rise in down payments:

  • High-End Sales Dominate the Market: The housing market in 2024 has been tilted toward wealthier buyers. According to Realtor.com and Bright MLS, home sales over $750,000 rose by 7.4%, while sales of homes under that price dropped 9.3% compared to 2023. As a result, more buyers entering the market are financially well-positioned to make larger down payments.
  • Pandemic-Era Savings: After the COVID-19 pandemic began, consumers significantly increased their savings—at one point saving over 30% of disposable income. That trend lasted for nearly two years and helped boost the financial resources available for today’s buyers. For context, the typical saving rate before the pandemic was just 6.5%.
  • High Mortgage Rates: Elevated mortgage rates in recent months are encouraging buyers to put more money down upfront. A larger down payment reduces the loan amount and, by extension, the interest paid over time.

“Higher mortgage rates give homebuyers good reason to limit their loan size and interest costs by putting more down upfront,” said Danielle Hale, chief economist at Realtor.com®. “As long as the market remains tilted toward buyers who are less sensitive to home prices and mortgage rates, down payments are likely to remain relatively high.”

First-Time Buyers Still Feeling the Pinch

Even though overall down payments are up, first-time and lower-income buyers aren’t entirely left out. So-called “modest down payments”—those in the 30th percentile—also increased in 2024. In Q4 2024, the modest down payment was $8,200, up 6.5% year-over-year. However, that figure is still below the pandemic peak of $10,300 in Q2 2022. For comparison, the typical modest down payment before the pandemic was just $4,600.

What to expect for down payments in 2025

Looking ahead, don’t expect these trends to reverse quickly. The Realtor.com report forecasts that, without a major shift in the housing market, down payments are likely to remain high into 2025.

Although inventory is increasing—creating a more balanced market—affordability remains a challenge for many entry-level buyers. At the same time, buyers who built up equity or savings during the pandemic are in a strong position to compete with larger upfront payments.

Summary

If you’re planning to buy a home in 2025, expect larger down payments to remain the norm, especially in the higher-end segment of the market. First-time buyers may still find opportunities, but competition remains steep. Financial preparation and a strong savings strategy will be more important than ever. For sellers, particularly in the higher price brackets, this market dynamic may continue to work in your favor. Understanding these record-setting down payment trends is key to navigating the complexities of the current real estate environment.
