Top 5 Questions and Answers About the Real Estate Market

Real estate market
We discuss some of the most common questions about the real estate market in 2025.

The real estate market is constantly evolving. Over the past several years, we have seen dramatic swings in overall market sentiment along with influential economic conditions. In 2025, several key questions are top-of-mind for both buyers and sellers. Below we dive into the most pressing issues and offer some insights.

Common Q & A about the real estate market

  1. Will home prices go down?
    • Prediction: No
    • Most experts predict that home prices will increase moderately in 2025. Estimates range from around a 2% to 2.6% increase in home value growth. Lawrence Yun, Chief Economist of the National Association of REALTORS®, has predicted 2025 median home prices to be $410,700. This figure puts home prices 2% higher than what we saw in 2024.
  2. Will mortgage rates go down?
    • Prediction: Yes
    • In September 2024, mortgage rates dipped to 6.08% for a 30 fixed-rate mortgage. Unfortunately, this was short lived as rates rose again to the 7% level again. It is expected that more swings in rates will continue in 2025. Overall, 2025 averages for 30-year fixed mortgage rates are expected to be between 5.9% and 6.2%.
  3. Will home sales rise?
    • Prediction: Yes
    • The inventory of homes for sale has been slowly improving. This combined with the potential for slightly lower mortgage rates has many experts believing that home sales will rise in 2025. Of course, we are also coming off of a down year for home sales in 2024.
  4. Will the seller’s market shift?
    • Prediction: Yes
    • While the post-pandemic years saw a strong seller’s market, we have already begun to see this shift throughout 2024. Although sellers have been reluctant to lower home prices, we are certainly seeing properties taking longer to sell. With housing inventory improving, we are seeing a shift to a more balanced market. In fact, this should be the most balanced real estate market in nine years! As a result, it is expected that buyers should have more negotiating power.
  5. Will renting become more affordable?
    • Prediction: No
    • From 2013 to 2019 the rental vacancy rate stood at an average of 7.2%. Although dipping to a rate of 5.2% in 2022, it has now bounced back to an average of 6.5%. The higher the rate means a higher supply of rental housing and thus more options for renters. While this typically results in lower rental prices, we are also seeing an expanding renter population which should continue to keep prices stable. Lastly, other economic factors such as proposed tariffs could also impact these prices.
